You confirm that you have the right to allow us and our approved service providers to enter the property.

You must inform us about access limits, building rules, parking restrictions, stairs, narrow entrances, elevator requirements, or loading conditions before the scheduled service.

Property Readiness

You are responsible for preparing the property according to the agreed project requirements.

Unless stated otherwise in writing, the property should be:

  • Free from active construction work
  • Free from exposed wiring or unsafe flooring
  • Clear of unwanted furniture and waste
  • Accessible for delivery
  • Ready for staging or styling
  • Supplied with working electricity when lighting is needed

Occupied homes should have personal items, valuables, medication, documents, weapons, fragile pieces, and private materials stored safely before our arrival.

We may pause, reschedule, or decline work when the property presents unsafe, unsanitary, or unsuitable conditions.

Client Responsibilities

You agree to provide complete and accurate information about the property and requested service.

You must tell us about conditions that could affect our work, including:

  • Water damage
  • Mold
  • Pest activity
  • Structural concerns
  • Broken stairs or flooring
  • Loose railings
  • Unsafe electrical conditions
  • Restricted rooms
  • Fragile surfaces
  • Building rules
  • Pets

You are responsible for obtaining any permission needed from owners, landlords, property managers, homeowner associations, building staff, or other parties.

You must also ensure that children, pets, tenants, contractors, and other occupants do not interfere with delivery, installation, styling, photography, or removal.

Staging Furniture and Accessories

Furniture, artwork, lamps, bedding, rugs, décor, and accessories supplied by us or our vendors remain the property of their legal owner.

Staging items are provided for display and agreed property use only.

Unless we approve otherwise in writing, you may not:

  • Sell, rent, lend, or give away staging items

We may suggest removing, storing, rearranging, or replacing certain pieces. You remain responsible for deciding whether to follow recommendations involving personal property.

You are responsible for packing, protecting, moving, or storing personal belongings unless our written agreement states that we will perform those tasks.

We are not responsible for items that were not disclosed, secured, or removed before work began, except where responsibility cannot legally be excluded.

Airbnb Preparation Services

Airbnb preparation may include room setup, furniture placement, bedding presentation, décor, lighting, and other visual arrangements described in the approved scope.

Our service does not include property management, guest screening, booking management, cleaning between stays, security monitoring, legal compliance, or maintenance unless included in writing.

You remain responsible for:

  • Rental permits
  • Local registration
  • Platform requirements
  • Guest safety
  • Property rules
  • Insurance
  • Cleaning
  • Repairs
  • Taxes
  • Booking information
  • Legal operation of the rental

We do not guarantee bookings, occupancy levels, guest ratings, nightly rates, or rental income.

Realtor and Agent Requests

A realtor or agent requesting services confirms that they have authority to discuss the property and arrange the requested work.

Unless agreed otherwise, the property owner remains responsible for approving the project and paying all charges.

Realtors and agents must not make commitments on our behalf without written permission.

Design and Styling Decisions

Staging and styling involve visual judgment. Furniture, artwork, décor, colors, fabrics, and accessories may differ from sample photos or past projects.

We may choose items based on:

  • Property size
  • Room layout
  • Available inventory
  • Property style
  • Listing goals
  • Safety
  • Delivery access
  • Approved budget
  • Expected staging period

Specific inventory is not guaranteed unless identified and approved in writing.

We may replace an unavailable item with another piece that serves a similar room purpose.

Changes to the Approved Scope

Changes requested after approval may affect the price, schedule, delivery plan, and completion date.

An extension is not approved until we confirm it in writing.

You agree to provide access for scheduled pickup. Added charges may apply when pickup cannot be completed because access was not provided or the property was not ready, as stated in the project agreement.

Property Sales and Occupancy Changes

You must notify us when:

  • The property becomes unavailable
  • Staging items need early removal

Staging inventory must not remain in a property after occupancy begins unless we approve it in writing.

Photography and Marketing
